Buying a Building When You Rent or Lease the Land: Charleston, MO

A lot of people in Mississippi County need a building on ground they do not own: a rental house, a leased farm tract, family land, a lot they are buying on contract. The good news is that a portable building is one of the few real improvements you can make in that situation and still keep.

The whole point is that it moves

A portable building sits on skids on a gravel pad. It is not poured into the ground, it is not framed into a foundation, and it can be picked up and hauled somewhere else. That is the difference between improving somebody else’s property and buying an asset that happens to be sitting there for now.

Keep that true by using gravel rather than concrete. A level gravel pad about a foot larger than the building on all sides drains better, costs a fraction of a slab, and does not tie the building to that spot. Concrete is the ultimate base and the most expensive, and it is the right call only if you know you are staying.

Get the landlord’s permission in writing

Do this before you order, not after it is delivered. You want three things written down: that you may place a building on the property, that it remains your personal property and not a fixture, and that you may remove it when the lease or tenancy ends. A short signed note covers all three.

Without that, there is a real argument that a structure placed on land becomes part of the land. It is not a fight you want to have after the fact, and it is a five minute conversation before.

Ask about the pad too

Gravel spread on someone else’s ground is a change to their property. Ask about it in the same conversation, and ask whether they want it removed and reseeded when you go, so you are not surprised later.

Size it for the move, not just for the spot

If you know the building will be relocated eventually, think about access at both ends. A 16 wide building that fits the current spot but will not go through the gate at your next place is a problem you built in on purpose. We need roughly two feet of clearance past the building width and about 13 feet of overhead to move one, same as to deliver one.
