Does a Shed Add Value to Your Property? Norris City, IL

People ask this two ways. Sometimes they mean “will an appraiser add a number for it,” and sometimes they mean “will this help me sell the house.” Those are different questions with different answers, and the second one matters more.

The appraisal answer

A detached portable building on skids is generally treated as personal property rather than as finished square footage, so it does not appraise the way an addition does. Do not buy a shed as an investment vehicle. That is not what it is.

The selling answer

This is where it earns. In White County, a lot of buyers are specifically looking for covered storage, a shop, or somewhere to put a mower and equipment. Two comparable houses, one with a good 12×20 shop out back and one without, do not sit on the market the same way.

The reverse is also true. A sagging, rotted, unlevel shed with a soft floor is a negative. Buyers see it as something they have to pay to remove.

What makes it help instead of hurt

Four things. It has to be level and sitting on a real pad, not on blocks sinking into the yard. It has to look like it belongs, meaning the roof and trim relate to the house rather than fighting it. It has to be dry, with no water staining at the base of the walls. And it has to be useful, which mostly means a door wide enough for a mower and enough size to be worth having.

That last point is worth sitting with. A 6×8 in the back corner reads as a lawn ornament. A 10×16 or 12×20 reads as usable storage. If you are thinking about resale at all, buy the size a buyer would want, not the smallest one that solves today’s problem.

Warranty transfers are worth mentioning in the listing

A building with real coverage behind it is a different proposition than a mystery shed. Do the small things

Keep it level, keep water moving away from it, keep limbs off the roof, and repaint the trim before you list. A building that looks maintained implies a house that was maintained, which is worth more than the shed itself.
