Warrick County covers a lot of ground between the Evansville suburbs and open farm country, and the right building looks different at each end of that. Here is how to think about it.
In-town Boonville lots
Older in-town lots are narrow and deep with mature trees, which makes access the constraint rather than yard space. Before you pick a size, walk the path from the street to the spot and find the narrowest point. We need roughly two feet of clearance past the building width the whole way and about 13 feet of overhead. If the pinch point is a gate between the house and a fence, an 8 or 10 wide building run long will get in where a 12 wide will not.
An 8×12 covers a push mower household. A 10×16 is the size most families settle on: riding mower, bench, seasonal storage.
Out toward the county
Once you have acreage the conversation changes to equipment. A compact tractor with a loader wants 12×24 minimum, a tractor plus implements plus a bench wants 14×32, and if a truck or a trailer is going inside, buy a garage style with a 9 or 10 foot roll-up door. We build up to 16×60.
Coal country ground
A fair amount of Warrick County ground is reclaimed or heavy clay, and both move. Clay heaves with freeze and thaw and holds water on top instead of draining it. Build a level gravel pad about a foot larger than the building on all sides, standing a few inches above the surrounding grade, and give it a slight fall so nothing stands against the skids. That single decision is worth more to the life of a building than any option you can order.
Concrete is the ultimate base and the most expensive. Gravel done right is what we recommend for most customers.
Permits and setbacks
Warrick County and the City of Boonville both have accessory structure rules, and they are not identical. Before you order, call and ask two questions: does a portable building on skids require a permit at my address, and what are the side and rear setbacks. Five minutes of asking beats relocating a finished building.

Buildings start at $1,900 for a C+ Utility 6×8 and $2,762 for a Cardinal Utility 8×8. Cash custom orders take 20% down. Financing with no money down is available with approved credit. Rent-to-own has no credit check, runs 24 to 60 months, starts at $75.44 a month, takes your first two months as the deposit and carries no early payoff fee.
