Alexander County has a lot of property where the land is affordable and the buildings on it are not in great shape. If you need covered, dry, secure space, adding a portable building is almost always cheaper per square foot than repairing an old outbuilding and dramatically cheaper than building new.
Run the per-square-foot math
Our C+ Utility 6×8 starts at $1,900 and a Cardinal Utility 8×8 starts at $2,762, and per square foot the number improves as the building gets bigger. That is the part people miss. Two small buildings cost you two roofs, two doors, two pads and two deliveries. One larger building under one roof is nearly always the better buy, and it is far more useful because you are not deciding which shed a thing lives in.

Repair or replace?
If an existing outbuilding has a sagging roof line, a soft floor or rot at the base of the walls, you are usually looking at more money to make it right than a new building costs, and you still end up with an old building. The honest test: if the frame is square, the floor is solid and the roof only needs shingles, fix it. If any two of those three are gone, replace it.
Worth saying plainly since it comes up: we do not take trade-ins and we do not buy back used buildings, so plan the disposal of the old one before delivery day. We need the spot clear.
Siting near the rivers
Cairo sits where two rivers meet and the ground behaves accordingly. Put the building on the highest practical ground on the property, not the most convenient corner. Build a level gravel pad about a foot larger than the building on all sides, standing several inches above the surrounding grade, and slope the ground away from all four walls. Standing water against the skids is what kills buildings early, and on this ground it is the default outcome unless you prevent it.
If your parcel is in a mapped flood area, call Alexander County or the city and ask about elevation requirements for accessory structures before you order.
Delivery
We deliver throughout Alexander County out of our main office in Harrisburg. We need roughly two feet of clearance past the building width along the whole path, about 13 feet of overhead room, and ground firm enough for a loaded trailer. Deliveries run Monday through Friday, and somebody calls you 7 to 14 business days ahead to verify the details. Full checklist on our prep page.
