Gallatin is building fast, and new construction has a predictable blind spot: gorgeous houses with a two-car garage that is already full on move-in day and a yard with nowhere to put a mower. Within about a year most people in a new subdivision here start looking for a building.
Check the covenants before you shop
New subdivisions almost always have architectural rules, and they are usually specific: maximum footprint, allowed siding materials, required roof pitch or shingle color, and where the building may sit relative to the rear and side lines. Read your covenants and, if there is an architectural review committee, ask what they approve. Then call the City of Gallatin or Sumner County about permits and setbacks. Two phone calls before you order saves an enormous headache after.
Match the house, not the catalog
The single best way to get an approval and to keep the neighbors happy is to make the building look like it came with the house. Match the shingle color to your roof, match or deliberately complement the siding, and add wainscot, shutters or flower boxes if the architecture calls for it. Size for a small, flat, fenced yard
New lots are typically level, which makes prep easy, but they are also tight and usually fenced. Lofted styles are the right instinct because you gain storage overhead rather than eating yard. Think about the gate: measure post to post at the narrowest point, because we need roughly two feet more than the building width to get through, plus about thirteen feet of overhead clearance. Fence panels can often be removed and reset, but plan for it rather than discovering it on delivery day.
Pad
A level compacted gravel pad, built slightly larger than the footprint, is our standard recommendation and it works well on the graded soil of a new lot. Fresh fill can settle, so compaction matters more than usual here. Our preparing for delivery page lists everything the crew needs ready.
