Portable Buildings in O’Fallon and Shiloh, IL: Storage That Moves When You Do

O’Fallon and Shiloh have a lot of households that know their address is temporary. Scott Air Force Base means orders come, and a fair number of families here are two to four years into a house they will not retire in. That should change how you think about adding storage.

Portable means portable

A stick-built addition or a poured-slab detached garage is a permanent improvement to somebody else’s next house. A portable building on skids is an asset you can move. If you sell, you can leave it and let it help the listing, or you can have it relocated. That optionality is worth real money when your timeline is not fully your own.

Setting it on a level gravel pad rather than a concrete slab keeps that flexibility intact. Gravel is what we recommend for most customers anyway: it drains better, it costs a fraction of concrete, and it does not tie the building to the ground permanently.

Rent-to-own fits a short horizon

Our rent-to-own program has no credit check and runs 24 to 60 month terms, with your first two months as the deposit and payments starting at $75.44 a month. The part that matters for a household that might move: there is no early payoff fee. Take the long term to keep the payment low, and if orders come and you want it clear, pay it off with no penalty.

If your credit is in good shape, traditional financing may cost you less. Our lending partners offer 12 months at 0% APR along with 7 to 15 year terms, no money down with approved credit, and rates as low as 7.99%. Pre-qualification is a soft pull. Both routes are on the financing page.

Subdivision rules are strict here

A lot of O’Fallon and Shiloh neighborhoods are covenant-controlled and specific about accessory buildings: maximum size, roof material, siding, color, and how far off the property line. Read the covenants and call the city before you order. It is a fifteen minute job and it decides whether you are shopping for a 10×12 or a 12×20.

Sizing for a suburban lot

An 8×12 handles a push mower, tools and lawn chemicals. A 10×14 handles a riding mower plus bikes and seasonal storage, and it is the size most families here end up with. A 12×20 is a shop. Keep it along a fence line rather than centered in the yard and it will feel much smaller than it is.

Delivery access

Newer subdivisions usually have good access, but check the gate width and the corner of the house. We need about two feet of clearance past the building width along the whole path and roughly 13 feet overhead. Deliveries run Monday through Friday. Details on the prep page.
