Finish-out is what makes it a business space
A shell is storage. A finished building is a workplace. We offer spray foam insulation and finish-out packages that include electrical, flooring and wall coverings, so the building shows up ready to plug in and work. Plumbing is the one thing we do not do in house, but if you need a sink or a bathroom we will help you find the right contractor.
Think through the electrical before you order. A studio with a kiln, a shop with a compressor and a stand for a table saw, or a stand with a cooler all have different loads. It is much cheaper to build the circuits in than to add them.
Size and layout
We build from 6×8 to 16×60. For business use, the two decisions that matter most are the door and the ceiling. A wide roll-up door lets you move pallets, product and equipment; a walk door on the side keeps customers separate from operations. If you are stacking inventory, ask about a lofted style, which gives you real overhead storage for very little added cost.
Check the rules first
Ste. Genevieve has a well protected historic district, and both the city and the county have accessory structure and setback requirements. If the building will be visible from a street in the historic district, or if customers will come to it, call and ask about zoning, permits and any design review before you order. Buildings start at $1,900 for a C+ Utility 6×8 and $2,762 for a Cardinal Utility 8×8, and price up with size, siding, roof, doors and finish. Cash custom orders take 20% down.
