Monroe County is one of the more interesting markets we serve because it contains two completely different customers within a few miles of each other. Waterloo proper has neighborhoods with covenants and tidy yards. Ten minutes out, there is row crop and cattle. The building that is right in one place is wrong in the other.
In-town buyers: appearance is part of the spec
If your building will be visible from the street or from a neighbor patio, treat the exterior as part of the purchase, not an afterthought. Match the shingle color to your roof, pick siding that reads as intentional, and consider the Victorian or side porch styles if the house has any character to it. Check your subdivision covenants and call the City of Waterloo about setbacks before you order, because footprint limits and rear-line rules are common. Lofted styles are usually the smart move in town, since you gain storage overhead instead of eating the yard.
Rural buyers: doors, height and the approach
Out on ground, order the widest door you can and more sidewall height than feels necessary. Equipment grows and doors do not. Think about where the building goes relative to a truck and trailer in wet weather, not just in August. And plan the pad approach so you can pull in and out without a three-point turn every time.
One building or two
A pattern that works well here: one larger building for equipment and one smaller one dedicated to tools, chemicals and feed. Keeping them separate stops the big building from becoming an unnavigable pile and keeps anything hazardous locked away from everything else. Pad and delivery
Compacted, level gravel a foot or two larger than the footprint is our standard recommendation and it handles the clay soil here well. Concrete if you are rolling heavy equipment. We need roughly two feet more than the building width to bring it in, about thirteen feet of overhead clearance, and low limbs cleared along the route.
