Trigg County property tends to fall into one of two categories: a place you live, or a place you go. Both of them eventually want a second building, and near Land Between the Lakes that second building is usually some version of a cabin.
Cabin, bunkhouse or guest room
Be clear which one you are building, because they are different buildings. A bunkhouse is a dry, secure, insulated box with beds and a window, and a 12×16 handles it. A guest cabin that people will actually enjoy staying in wants a porch, more glass, a finished interior and room for a small sitting area, so 14×24 and up. A season camp that you close in November can be simpler than either.
Our Side Porch Cabin, Victorian Cabin and Lofted Cabin styles are built for this. A loft in a cabin is genuinely useful, because it turns sleeping space into overhead space and keeps the main floor open.
What makes a cabin comfortable
Three things: insulation, ventilation and power. Spray foam insulation is what makes a small building livable in a Kentucky August and a February cold snap. Ridge or gable vents keep moisture from condensing on the roof deck. And our finish-out packages include electrical, flooring and wall coverings, so you get lights, outlets and a real interior rather than a shell.
Plumbing is the one thing we do not do in house. If you want a bathroom or a kitchenette, we will help you find the right contractor for it.
Remote sites and delivery
A lot of LBL area properties are down a gravel lane through timber. Before delivery, walk the route and check three things: about two feet of clearance past the building width the whole way, roughly 13 feet of overhead room, and ground firm enough for a loaded trailer after rain. Low limbs are the most common reason a delivery to a wooded lot gets rescheduled, and they take an afternoon to fix. If we have to cross a neighbor’s ground, get written permission ahead of time. Full checklist on our delivery prep page.
The pad matters more on a remote site
You will not be out there to notice a drainage problem developing. Set the cabin on the high point, build a level gravel pad about a foot larger than the building on all sides and standing a few inches above the surrounding grade, and make sure water moves away from all four walls. That single decision does more for the twenty year life of the building than anything else you will choose.
Built to be left alone
Every Cardinal building carries our 10 year guarantee covering acts of nature such as storm damage and settling plus our craftsmanship, and we repair or replace what is covered. The LP SmartSide siding carries a 50 year warranty and the AdvanTech flooring a lifetime warranty, and we handle those claims for you rather than sending you to fight the manufacturer. That matters on a property you visit rather than live at.
