The question we get more than any other in Herrin is some version of: can I get a building if my credit is not great? The answer is yes, and it is not a gimmick. Our rent-to-own program does not run a credit check at all, so there is nothing to fail and nothing that shows up on your report.
What rent-to-own means in plain English
You pick the building, we deliver it, and you make payments on it. There is no credit check and no impact on your FICO score. When the agreed term is complete the building is yours. Because there is no lender in the middle, approval is fast and it does not depend on a score, which is exactly why this is the route most of our southern Illinois customers take.
What it is not
It is not a rental where you hand the building back and have nothing to show for it, and it is not a loan you are stuck with if your situation changes. Read the terms with us before you sign, ask what happens if you want to pay it off early, and ask what the total looks like versus paying cash. We would rather you understand it than sign it fast. If your credit is fine, compare anyway
Plenty of Herrin buyers do have solid credit and still choose rent-to-own for the speed and the no-money-down part. But if you want a traditional loan we work with several lenders. Pre-approval is a soft pull only, so it does not ding your score, and there are twelve-month zero percent APR offers as well as seven, ten, twelve and fifteen year terms with no money down on approved credit. Rates start as low as 7.99 percent and approval is possible with scores as low as 550. Run both numbers and pick the one that costs you less.
Pick the building, then the payment
One mistake worth avoiding: do not size your building around a monthly payment you guessed at. Figure out what you actually need first, because the difference between a shed that fits your life and one that does not is usually a couple of feet, and a couple of feet is a small change in payment. Delivery in Herrin
Stock buildings usually go out in one to twelve business days and custom orders typically run three to six weeks. You get a verification call about seven to fourteen business days after ordering and another call to set the delivery window.
