Hardin County gets visitors year round now: Garden of the Gods, the river, the bluffs, the wineries. Two things determine whether a small rental books: what it looks like in the listing photo, and what the review says about comfort. The photo is the porch and the view. The review is the temperature, the bed and whether the shower situation was as described.

Size honestly
A 12×16 sleeps two comfortably and photographs as cozy. A 14×24 with a loft sleeps four without feeling like a bunkhouse. A 16×32 or larger becomes a real small cabin with defined living and sleeping space. We build up to 16×60. Do not oversell the sleeping count. A cabin that sleeps four honestly outperforms one that claims six and delivers a floor pallet.
Comfort is insulation and power, full stop
Spray foam insulation is not optional on a rental. A guest in a small uninsulated building in July or January will say so in writing, publicly, forever. Our finish-out packages include electrical, flooring and wall coverings, so you get real lighting, outlets by the bed and a finished interior rather than a shell you would have to hire out.
Plumbing we do not do in house. If you want a bathroom or a kitchenette, plan that with a contractor early, because septic and water are usually the long pole in the schedule, not the cabin.
Durability matters more on a rental
Guests are not careful. A rental building takes more abuse in two years than a personal cabin takes in ten, and every day it is out of service costs money. Check the rules before you order
Hardin County and the Village of Elizabethtown have their own requirements, and short-term rental use can trigger zoning, occupancy, septic and lodging tax questions that a storage shed never would. Ask before you buy, not after your first booking.
Site work and delivery
A level gravel pad about a foot larger than the building on all sides, on high ground with drainage away from it. Bluff and timber lots are the hardest deliveries we do, so walk the route: two feet of clearance past the building width, roughly 13 feet overhead, firm ground. Details on the prep page.
