Replacing a Shed That Failed: What to Look For the Second Time in Marion, KY

A lot of our customers in Crittenden County are on their second building. They know exactly what went wrong with the first one, and it is almost always the same short list. If you are replacing a shed, here is what to fix.

Failure 1: The bottom of the siding rotted

This is the most common one by far. Water splashes off the ground onto the lower few inches of siding, the panel wicks it up, and within a few years the bottom edge swells, delaminates and takes the paint with it. Two causes: cheap siding, and a pad that let water stand against the building.

Fix both. Use LP SmartSide, which is engineered specifically against that failure and carries a 50 year warranty. And build a level gravel pad about a foot larger than the building on all sides that stands a few inches above the surrounding grade so water sheets away rather than pooling.

Failure 2: The floor got soft

Standard OSB under a mower that comes in wet, on a damp pad, with no ventilation, will cup and soften. You feel it first near the door. We use AdvanTech flooring, which carries a lifetime warranty and is the same class of product a lot of custom home builders spec for subfloor.

Failure 3: It went out of level

The building did not fail. The ground did. Buildings set on dirt, on a few blocks, or on a pad that was never actually level will settle unevenly, and then the doors stop closing, the roof line goes crooked and everything gets worse from there. Our 10 year guarantee covers settling along with acts of nature such as storm damage, but you also want to give the building a fair start with a properly built pad.

Failure 4: Trees

Limbs over the roof drop debris that holds moisture on the shingles, provide squirrel access, and eventually drop something heavy. West Kentucky ice storms make that worse. Trim before you set the new building, not after. You will need the clearance anyway; we need roughly 13 feet of overhead room to deliver.

Failure 5: Nobody would fix it

People discover the warranty is with a manufacturer three states away and the lot they bought from is out of business or unhelpful. Ask before you buy who handles a claim. While you are replacing it, fix the sizing too

Most people replace a building that was too small with one the same size out of habit. Take the opportunity. Inventory what is going in, measure the five biggest items, and add about a third for what you will accumulate. We build 6×8 to 16×60.

Getting rid of the old one

Worth saying plainly: we do not take trade-ins and we do not buy back used buildings. If the old building is structurally sound, it often sells locally. If it is not, plan for disposal before delivery day, because we need the spot clear.
